Consolo: We saw an incredible retail rebound last year. We saw it across the board, all over the country, on the Main Streets. And I think the rollover was into the malls. I think one of the reasons is there hasn't been much mall development in the last three to five years, and there were vacancies.

Macy's Early Holiday Gift: Strong 3Q Earnings
The retailer is so optimistic, it has announced it will add three new stores, including one at the Bay Plaza Shopping Center in the Bronx that is scheduled to open in 2014.
Faith Hope Consolo, an analyst with Prudential Douglass Elliman, said the expansion in the Bronx is long overdue. "I think the Bronx has seen a lot of change. I think you've got very important developments going there, easy transportation, and Macy's is expanding in a back yard where they've done well," she said.

Consumers Don't Believe In Recovery
We spoke with retail analyst and real estate dealer Faith Hope Consolo; she said consumers see plenty of problems with the economy, all of which are affecting confidence and, by extension, consumption.
Consolo pointed to one bright spot: the luxury market. She said that this small percentage of American consumers is doing fine - agreeing that this again points to growing income inequality in the U.S. - but she says even the rich consumer has changed behavior.

Nordstrom Opens Charity Store In Soho
Under New Name
Some analysts questioned how much value Nordstrom will get out of a store that doesn't openly connect itself to its parent, but retail specialist Faith Hope Consolo, with Prudential Douglass Elliman said it will strengthen the brand in New York.
"I think it's a brilliant marketing move," she said.
Consolo said it will give shoppers an excuse to splurge, and to venture away from trusted New York mainstays like Saks and Barney's.
Everybody wants to feel philanthropic, everybody wants to give back," she said. "So people will say, 'I want to shop there, it's helping others.'"

What Borders' liquidation
could mean for competitors
What about the vacant 20,000 square foot superstores left behind? Some expect Borders' real estate could be more attractive than its books. Faith Hope Consolo follows commercial real estate for Prudential Douglas Elliman.
Faith Hope Consolo: Many of Borders' locations are very well-positioned. She says several furniture and clothing stores are shopping for more space.
Consolo: Urban Outfitters has been on a massive expansion all over the country.
